Two separate areas of farmland - one at Sudbury and another at Debenham - have hit the market with a combined guide price tag of £5.1m.

Agents Clarke and Simpson are offering up 338 acres at Brundon Farm, Sudbury, with a guide price of £3.5m and separate to that, 160 acres at Grove Farm, Ashfield, near Debenham, with a guide of £1.6m.

Eleanor Havers, a partner at Clarke and Simpson, said they were delighted to be offering up the beautifully-positioned plot at Sudbury on the open market.

The area lies to the west of the town, includes arable land and mature woodland is being offered for sale on a freehold basis subject to a Farm Business Tenancy to October 2025. Access is from a public road at Finch Hill.

It includes 318 acres of arable land used in a white straw rotation of wheat, barley and sugar beet. There are also nine acres of woodland and nine acres of permanent grassland.

"The land, which enjoys a delightful position close to the River Stour, is being offered with a guide price of £3.5m," she said.

"In total, it comprises 338 acres, being predominantly productive arable land but also with 9.4 acres of grassland adjacent to Belchamp Brook.

It lies two miles west of Earl Soham in what the agents describe as " a desirable location" and comprises eight fields of productive land farmed to a high standard.

Cropping has typically been under a white straw rotation of wheat, barley, oilseed rape and beans, say agents.
