A commercial property developer is expecting to complete a business park in west Suffolk ahead of schedule as a result of buoyant demand.
Jaynic won outline planning consent for the huge two million square foot Suffolk Park, off the A14 at Bury St Edmunds, back in 2017.
It estimated it would take 10 years to develop out - but seven years on, it has just one 5.32-acre site remaining with planning permission for a 78,100 sq ft warehouse building.
Development director Ben Oughton said more than 1.8m sq ft had been contracted so far at the site as it has become "the logistics destination of choice" in the eastern region.
“We had expected Suffolk Park to take 10 years to develop out when we obtained outline planning consent and started construction of the park’s road infrastructure in 2017, but because of its prime location adjacent to the A14, the lack of supply and strong demand we could achieve it well within that time frame,” he said.
The final available site could be developed and fitted out in as little as nine months as it already has reserved matters planning consent, he added.
Other parts of the park are occupied or earmarked by companies.
Bury St Edmunds’ Greene King brewery leased a 160,000sq ft warehouse on the park last year and in recent months committed to moving its historic brewery out of the town centre to an adjacent plot.
Other production and distribution occupiers include Bleckmann, Skechers, M H Star UK Ltd, Unipart, Sealey, Treatt, and the East of England Ambulance Trust.
In 2017 Taylor Wimpey appointed Jaynic to promote its 114-acre commercial site within West Suffolk Council’s strategic allocation for a 168-acre development extension of Suffolk Business Park at Bury St Edmunds. Thirty-five acres at the site had Enterprise Zone status.
More than 5,000 new homes have been given the green light in Bury St Edmunds and construction has begun, Jaynic said.
