Great Cornard: Plans for 46 homes recommended to be approved

North Avenue Development's plans center around land at Bures Road and would include the demolition of 182A Bures Road and some storage buildings.

The project is set to be discussed at next week's (November 30) Babergh Planning Committee.

The controversial plans received outline planning permission in October 2019 - with this application containing the finer details of the project.

Planning documents indicate the scheme would contain a mix of housing ranging from one to four-bedroom houses, maisonettes and flats.

16 of the properties would be affordable.

The planning officer's report - which recommends the project is granted planning permission - says: "The detailed design of the dwellings is considered acceptable.

"The dwellings have been designed in the Suffolk vernacular with a mix of designs. The landscape details are also considered acceptable.

"The two significant trees of the site are to be retained within an area of public space which will also provide a children’s play area."

The design statement for the plans adds that the scheme would is "sympathetic to its surroundings and takes influence from the surrounding market town of Sudbury to deliver a high-quality design, grounded in historic reference."

The statement adds: "The application evidences a high-quality design approach, assisting the positive delivery of 46 new dwellings with a total of 16 affordable residential dwellings units in a sustainable area.

"The development will offer positive contributions to the local area, as recognised in previous officer report and we hope the submitted reserved matters application gains equal officer support."

Speaking in October 2019, then chairman of the Great Cornard Parish council, Stewart Sheridan, said: "I can see why they've done it because of all of the land there behind the railway, but it will cause big traffic problems along the Bures Road."

The parish council had recommended refusal of the scheme, citing an increase in traffic and pressure on infrastructure such as GP and dentists' surgeries.
